Renovation Wraps Up at 400 Plaza Drive in Secaucus, N.J.

SECAUCUS, N.J., Feb. 24, 2017 – Following a significant renovation and rebranding, 400 Plaza Drive in Secaucus is gaining competitive momentum. According to Cushman & Wakefield, exclusive leasing agent, tenant activity has stepped up considerably at the 260,000-square-foot Harmon Meadow office asset.

The physical and lifestyle improvements at 400 Plaza Drive included renovations to the building’s atrium lobby, mechanical system upgrades, the introduction of enhanced digital media, 24/7 security and access control, a new barista-style cafe, and building WiFi promoting tenant use for work and leisure. Ownership’s vision of recreating a premier asset in this submarket is designed to enable higher productivity and employee retention. The privately owned entity purchased 400 Plaza Drive in 2015.

“This is the first significant upgrade at 400 Plaza Drive in three decades,” noted Cushman & Wakefield’s Curtis Foster, who heads the building’s marketing team with and Jerry Shifrin of the commercial real estate services firm’s East Rutherford, N.J., office. “The commitment ownership has made is generating a lot of enthusiasm and interest among existing and potential tenants.”

In fact, Cushman & Wakefield launched 2017 by securing an 8,000-square-foot commitment with Phosphorous Inc. And in 2016, many of the tenant’s decided to renew at the building. Cushman & Wakefield currently is marketing 43,000 square feet on the building’s third floor – the largest available “white box” block in Harmon Meadow – along with a 6,700-square-foot unit on the second floor.

“The property’s Harmon Meadow location makes it one of the most attractive locations in Northern New Jersey – blending urban conveniences and suburban appeal, offering a unique and vibrant live/work/play setting all within  a short walking distance of the Property. ” Shifrin said. “The transportation access is unmatched – including onsite bus service to Manhattan and shuttle service to Secaucus Junction, which offers direct rail access to Manhattan, Hoboken, Newark Liberty International Airport and other points in New Jersey.”

Located at the intersection of Route 3 and the New Jersey Turnpike, Harmon Meadow is a 4.4 million-square-foot, mixed-use complex offering office space, restaurants, retail, fitness, childcare, entertainment, and hotel and conference facilities – all within walking distance. It continues to be upgraded with new hotels, restaurants and a new 450-unit apartment complex. The Carlton Group recently purchased the retail component and is planning a major update and retenanting program, which will further enhance the campus’ amenities.
