OLD BRIDGE, N.J., Oct. 19, 2016 – Denholtz Associates and Palatine Capital Partners have named commercial real estate services firm Cushman & Wakefield as exclusive leasing agent for 100 Matawan Road in Old Bridge. The 132,000-square-foot, Class A office building is located at Exit 120 of the Garden State Parkway.

Paul Giannone, Kevin Carton, Todd Elfand and Matt Scozzari of Cushman & Wakefield’s Edison, N.J., office, are heading the assignment.

A major renovation completed this year at 100 Matawan Road introduced a tenant lounge with a gourmet coffee bar and WiFi. The five-story building features a dramatic, light-filled atrium lobby, which has been updated with modern finishes and seating. The ownership also incorporated LED lighting, a new HVAC system and porcelain tile floors throughout common areas. Tenants at 100 Matawan Road also enjoy outdoor deck and patio space, and covered parking.

“The recent capital improvements not only served to modernize the building but introduced an outstanding shared community space – a lifestyle amenity that also is fostering collaboration among tenants at 100 Matawan Road,” Carton noted. “The coffee bar is an added on-site perk in a neighborhood that already has plenty of dining, retail and service offerings.”

Elfand noted that 100 Matawan Road’s Middlesex County location with direct access to the Garden State Parkway has contributed to its history of strong occupancy. “This property has long been popular among technology and business service firms looking to draw from Ocean County’s deep labor pool,” he said. “They recognize the advantage of being in Middlesex County but at a lower rental rate than many other properties in the immediate market. The recent renovations have further enhanced the building’s appeal, as indicated by increased inquiry activity among potential tenants.”

Cushman & Wakefield is currently marketing availabilities ranging from 1,800 to 16,000 square feet at 100 Matawan Road.
