History
Established in 2001, Crossroads rapidly evolved from a start-up company that provided consulting services to supermarket chains and third-party developers to a regional development company with a portfolio valued at approximately $150 million. The firm was established by Steve Hittman, president, who background as a supermarket executive and extensive development experience over the course of a multi-decade career is reflected in the core holdings of the company's portfolio of supermarket-anchored shopping centers.

Collaborative Partnerships
Crossroads provides project and investment advisory services on behalf of several prominent supermarket chains, including Inserra Supermarkets, one of northern NJ's largest and most successful ShopRite operators. Over the past decade Mr. Hittman has acted in a brokerage, consulting or development capacity with supermarket chains as diverse as Pathmark, A&P, Hannaford Brothers, Food Town, Genuardi's Family Markets, Village ShopRite and Safeway Supermarkets.

Philosophy
Crossroads is committed to "seeing" a project through the eyes of both the developer, as well as its retail clients. The company has earned a reputation for designing user-friendly projects that maximize property values and sales potential of its occupants. The company combines the perspective of a private developer with that of a retail executive by emphasizing site selection, demographics, competitive impacts, shopping center design and the importance of operational efficiencies for retail operations. Crossroads' business strategy involves identifying and pursuing retail and mixed-use properties between 3 to 50 acres of land.

Community Outreach
Crossroads, through its collaborative partnerships, is dedicated to supporting the residents and local not-for-profit and civic organizations throughout the communities in which each property is located. Past initiatives have involved local scouting groups, business associations, schools, religious groups and health and wellness organizations.

Leadership
Stephen L. Hittman, president and founder, has been engaged in the development, management, and leasing of commercial properties over a multi-decade career. His expertise in land assemblages, property acquisitions, lease negotiations, entitlement approvals, dispositions, sale/lease-back, joint-ventures, financing and construction brings a unique perspective to every project. Prior to forming Crossroads Companies, he served as vice president and a director of real estate finance for a regional supermarket chain with 22 locations in New York, New Jersey and Connecticut. Over the course of a decade, he served as a key executive of the supermarket chain.  Under his leadership, the store base increased from 22 to 36 stores and revenues doubled from $560 million to $1.2 billion.
