History and Background

Levin Management Corporation is an outgrowth of Levin Properties, a development firm founded in 1952, which created an extensive portfolio of retail properties throughout the nation (including New Jersey's first open-air shopping center). From these roots, Levin evolved to deliver third-party management services to other retail property owners beginning in the1980s. The company experienced consistent growth and expansion into new geographic areas. Today, Levin's clients are institutional, fiduciary and individual owners with retail properties in the northeast and mid-Atlantic regions.

Levin's management style, encapsulated in the firm's slogan, "We Think Like an Owner," employs a hands-on, proactive strategy to leasing and managing properties. This proprietary approach has distinguished the firm and enabled many centers to remain market leaders for four and five decades.

Significance in the 2009 Economy

One of Levin's most valued services involves the repositioning, retenanting and renovating of retail properties, a service that has become more vital than ever in 2009. This is true not only for traditional retail property owners that are struggling to keep properties viable and maintain values in a severely challenged retail environment, but also for the expanding market of REOs - lenders, pension funds, investment banks and institutions that are being forced to take back retail properties through foreclosure. Similarly, bankruptcy courts and receivers have the need for experienced retail managers that can assess, reposition and restructure troubled properties. Executive Management

William Farber, Chief Executive Officer and Board Chairman, became associated with founder Philip J. Levin in 1970. He was named COO in 1985, and CEO in 2001. During his career at Levin, Farber has held a number of positions. He supervised all administrative, operating and legal functions of the firm for decades. He has vast experience in developing and managing profitable centers, as well as in repositioning under-performing properties. A graduate of the New York University School of Law, Farber has been admitted to the bar in both New York and New Jersey and is a licensed real estate broker in both states. Farber also completed continuing education courses at the Wharton School of the University of Pennsylvania, studying real estate investment analysis and commercial real estate leasing. He is a long-time member of the ICSC.

Matthew K. Harding, CCIM, is Levin's President and Chief Operating Officer, and a member of the firm's Board of Directors. Harding has been affiliated with Levin Management Corporation since 1986. He originally handled leasing of the Levin portfolio as Executive Vice President at Paul Lawrence Realty Associates for 10 years. He joined Levin's in-house team in 1996 as Senior Vice President/Deputy Chief Operating Officer, overseeing leasing operations while supervising company management and administration. He assumed his current title in 2001 and, since then, has guided the strategic growth of Levin's management and leasing portfolio. Harding earned a bachelor's degree in economics from Hamilton College. A certified commercial investment manager (CCIM), he maintains membership in the ICSC, and the Commercial Investment Real Estate Institute.

Robert Carson, CSM, Executive Vice President, oversees coordination for all of Levin's client properties, and has a key role in day-to-day operations. He is instrumental in bringing new assignments on board, including preparation of preliminary inspection reports. Carson has a long history in the retail industry. He joined Levin in 1992, after serving as general manager for retail properties owned by Hartz Mountain Industries. Prior to that, Carson managed an enclosed mall for the DeBartolo Corporation. He started his career as a buyer for Gimbels department stores. He received a bachelor's degree in economics from the Indiana University of Pennsylvania and is an ICSC-Certified Shopping Center Manager.

Rose Evans, CPM, Vice President of Property Management, ensures that the operation of each property entrusted to Levin meets the highest standards and remains within budget. Since joining the firm in 2004, she has directed the day-to-day activities of property managers at more than 90 properties and is responsible for the property management team's on-going professional development. With more than 20 years of commercial property management experience, Evans is an active member of industry organizations and has won numerous awards including IREM's 2008 Community Service Award from NJ Chapter No. 1. She earned a degree in Business Management from Raritan Valley Community College and completed additional course work in Real Estate Management at Pierce College in Philadelphia.

Harold Harris, CPA, Vice President and Chief Financial Officer, is responsible for all aspects of finance and lease administration for the Levin Management portfolio, as well as real estate tax and financing reviews. Harris joined Levin in 1985. Previously he was an Audit Supervisor at Coopers & Lybrand. He is a graduate of Pace University - Lubin School of Business where he obtained a degree in Public Accounting.

Dale Mulartrick, CCIM, CPM, is Director of Leasing for Levin. He oversees the efforts of all leasing representatives and is personally responsible for leasing at several select Levin-managed properties. Additionally, working with the leasing representatives, he creates individualized leasing strategies for each new property. Mulartrick brings more than 20 years of specialized experience to these tasks. He is a licensed real estate broker in New Jersey, Pennsylvania and New York; holds the IREM Institute of Real Estate Management Certified Property Manager (CPM) designation; and is a Certified Commercial Investment Manager (CCIM). Mulartrick earned a bachelor's degree in Industrial Management from Clarkson University and a master's degree in Education from St. Lawrence University.

David Silver, Corporate Director of Marketing, is responsible for marketing Levin's services to new clients and for marketing programs at client properties. Silver began his career at Doyle Dane Bernbach Advertising and also served as director of marketing, northeast, for Coldwell Banker Real Estate and as group supervisor at Fairfax, Inc., the largest real estate ad agency in the U.S. at that time. Silver holds a bachelor's degree in English and philosophy from DePauw University. He is a member of Shopping Center Business magazine's editorial board and an active member of the ICSC. In 2008 and 2009, he was named to the planning committee for the Council's New York Dealmaking event.

David Silver, Corporate Director of Marketing for Levin Management Corporation, is responsible for marketing Levin’s full range of property management services to new clients and for marketing programs at client properties. Silver has extensive experience in the sale and leasing of residential and commercial properties. He began his career at Doyle Dane Bernbach Advertising on the Volkswagen and Polaroid accounts and has served as director of marketing, northeast, for Coldwell Banker Real Estate and as group supervisor at Fairfax, Inc., the largest real estate ad agency in the country at that time. Silver holds a bachelor’s degree in English and philosophy from DePauw University.

Matthew K. Harding, CCIM, is President of Levin Management Corporation and a member of the firm's Board of Directors. He has been affiliated with the firm for more than 15 years, and originally handled leasing of the Levin portfolio as Executive Vice President at Paul Lawrence Realty Associates, the predecessor of Levin Realty Services. Mr. Harding joined Levin's in-house team in 1996 as Senior Vice President/Deputy Chief Operating Officer, overseeing leasing operations while supervising company management and administration. A graduate of Hamilton College, he holds a real estate license in New Jersey, New York and Connecticut.
