Pharmaceutical Firm to Occupy 5,200 Square Feet

HASBROUCK HEIGHTS, N.J., Jan. 28, 2016 – Unichem Pharmaceuticals (USA), Inc.  has leased 5,200 square feet of headquarters office space at Heights Plaza, located at 777 Terrace Ave. in Hasbrouck Heights, N.J. The 200,000-square-foot Class A office building is owned and managed by Hackensack-based Alfred Sanzari Enterprises.

The transaction was arranged in-house by Alfred Sanzari Enterprises. The tenant was represented by Michael Witko and Edward Flanagan of The Garibaldi Group.

Unichem Pharmaceuticals (USA), Inc., a wholly-owned subsidiary of Unichem Laboratories Ltd., markets and distributes its own label generic pharmaceutical products. With the transaction, Unichem will relocate its U.S. headquarters to Heights Plaza from Rochelle Park, N.J.

“Unichem is a growing company that required additional space for its operations,” according to Stephen C. Jennings, Alfred Sanzari Enterprises’ vice president of leasing and marketing. “Their new space at Heights Plaza is currently being built out, with a move-in slated for mid-April.”

This transaction was underscored by close landlord-tenant cooperation, noted Jennings. “We were able to execute a lease in a judicious fashion to accommodate the tenant’s immediate need. From start to finish, including construction, this transaction will have taken just over four months to complete. It is our ongoing goal to be decisive, turning around and completing real estate decisions in a timely manner with a tenant’s goals and requirements fully in mind.”

Heights Plaza is situated at the intersection of I-80 and Route 17 in close proximity to Route 46, the New Jersey Turnpike, Garden State Parkway and George Washington Bridge. Amenities at the six-story building include abundant covered parking, on-site property management, a cafeteria, concierge and security services, and Manhattan skyline views. It is located directly across from the Hilton Hasbrouck Heights hotel and just two miles from Teterboro Airport.

“Heights Plaza offers a highly visible Bergen County location,” said Jennings. “The property has recently undergone substantial aesthetic improvements, including upgrades to the common areas, roof and HVAC systems, elevators and the parking garage.”
